Gilbanks – a premium serviced officer provider based in Leeds – has recently signed a deal with Aviva Investors for a new flexible working space in Manchester of 22,000 square feet.
The building, which is set to open this year, is located at 11 York Street in Q4. Managing Director of Gilbanks Alex Duckett states “We have ambitious plans for Gilbanks and are always looking for the best sites and commercial partners for our offices.”
He adds “Aviva Investors has developed a fantastic building at 11 York Street, and we believe we have the potential to develop a thriving business community in the shared space that will create synergies for all tenants.”
The new working space is Gilbanks second listing overall, with the company having acquired a space at One Park Row in Leeds four years prior. This new property adds to the company’s mission of providing professional clientele with functional workspaces that allow for community-orientated working and a creative aesthetic.
Gilbanks also places a strong focus on contentment and well-being when it comes to its office spaces. The Manchester workspace offers several other benefits to Gilbanks members, including regular yoga sessions and eighth-floor views over the city. This demonstrates the company’s aim of combining functional work environments with aesthetics and well-being.
Speaking on this, Julian Cobourne – head of regional offices at Aviva Investors – stated that the landlord’s partnership with Gilbanks will offer tenants “facilities that put them front-of-mind, benefit the way they work, and encourage collaborative working.”
Ducket added “We design productive workspaces for professional people. It’s an approach that appeals to our partners and customers. Our customers have come to expect a level of product that sits apart from the competition, and we believe that our new Manchester offices will raise the bar in the city.”
As employees make the return back to the office after the pandemic ushering in the “work-from-home” aesthetic, it’s expected that they’ll look for workspaces that offer a “burst space” – such as business lounges and collaborative meeting rooms. Gilbanks offerings are likely to chime with this zeitgeist.
As a burgeoning city, Manchester has recently witnessed an increase in its serviced office market. In just the next six months, there are five new buildings opening in the area, which is a testament to the flexible office market. There is expected to be a 7% increase in office-based employment in Manchester over the next five years, with is to be accompanied by an expected 11% GVA growth.
There were approximately 70 individual transactions in the first quarter of 2022, with Q1 experiencing the highest volume of transactions since 2018. Contributing to this growth is the city’s robust economy which has around 22,850 enterprises contributing to it. Other growth factors include the city’s outstanding transport links, internal companies, cultural history and graduate talent pool.
